Preparing your home for sale comes with mixed emotions. If you have done your own research you will know that buyers investigate the neighbourhood, read the profile, scour through the images plus ‘drive by’ before they attend the inspection. Your home is on show so make sure you are ready for it, it will pay off in the end!
Here we discuss and share some age old “tips” that are so often overlooked and hopefully, will assist you when preparing your home for sale.
Disassociate Yourself with Your Home
This house is For Sale. “It is no longer my home, I am moving to a new home which will meet all my needs.” It is important to become mentally tough by “letting go” and allowing yourself the chance to focus on your future. With a smile, tell yourself that this house will soon belong to someone else.
Take a tour and say goodbye to each room, imagine its settlement day and you are proudly handing over the keys to the new owners. Look toward the future with an excited, warm feeling in your heart.
We collect so much stuff…
It’s the age old problem of finding it hard to part with! What do we need and what we consider junk is the question to be asked? Well, look at it this way, if you have not used it in over a year then you probably don’t need it at all. If you don’t need it, why not donate it, have a garage sale or throw it away. Have you thought to invite a friend over to ask the question if you are having trouble making the decision?
Clear the bookcase; have you thought about how many unwanted books you have on your shelves?
Throw out all those stressed potted plants you have scattered throughout your home.
Pack up those knickknacks; clear and polish all the surfaces.
Clean kitchen counters; clear off all the bits and bobs you consider handy utensils.
Put essential items used daily in a container that can be stored when not in use.
This is good for the soul; think of this activity as a head-start on the packing which you will eventually be doing anyway.
Re Organise Bedroom Closets and Kitchen Cabinets.
Believe it or not; buyers open closets and cabinet doors; we know that and it’s important that a buyer can. A neat and tidy cupboard relays a very important message to buyers. “Look at all this space” and, most important, it portrays how well this home is cared for.
‘Tips’ for the kitchen and Laundry:
- Pull out and clean behind the white goods; you have no idea what they collect!
- Clean splash backs, bench tops, and floor and wall coverings.
- Bring the sparkle back into your oven and stove top.
- Clean out your pantry and re organise your spice jars.
- Neatly stack dishes; showing off the amount of cupboard space you have.
- Turn tea and coffee cup handles facing the same way.
- Clean out and re organise the broom cupboard.
- Make sure your laundry room is clear of all washing.
‘Tips’ for the bedroom closet:
- Get rid of those unsightly frail unwanted hangers.
- Group shirts, skirts, pants, suits and dresses so they hang neatly, buttoned if necessary and facing the same direction.
- Hang a scent bag in your closet to bring about a fresh aroma.
- Clean and line up shoes.
What’s Staying and What’s Going?
How do you think a buyer will feel if they see something which is showcased in the house and then told they cannot have it?
If you want to take window coverings or fixtures with you, it is recommended that you remove them now. If the chandelier hanging in the hallway is a family heirloom, take it down. Take comfort in the fact that if a buyer never sees it, they won’t want it. Once you tell a buyer they can’t have an item, they will covet it, and it could blow your deal. Replace them if necessary, but pack them away!
The DIY Opportunity that you missed!
How often do you walk past a scuff on your feature wall promising to bring it back to life, or threaten to repair that squeaky door hinge?
Add this list of ‘things to do” to assist you with that perfect presentation.
- Keep a tin or record of paint used in case of touch ups.
- Replace cracked floor or counter tiles.
- Patch and repaint holes in walls.
- So often neglected; replace burned-out light bulbs.
- Check and fix leaking water outlets.
- Fix doors that don’t close and drawers that jam.
Neutral colour is all too important in a home these days. If you have a screaming bright wall that might cause the buyer to walk away; change it. Your home must present memorable for all the right reasons. If you’ve considered replacing worn and tired bed linen and bath sheets, now is a good time.
It’s all about Presentation!
The final finishing touches are what pull all your hard work together. If you are a natural ’spring cleaner’ then this little list should be a breeze.
- Hire a pressure cleaner and wash down external walls, path and driveways.
- Clean windows inside and out.
- Clean out cobwebs.
- De mould tubs, showers and sinks.
- Polish stainless steel/chrome fixtures and mirrors.
- Clean out the refrigerator.
- Polish floors.
- Wipe skirting boards.
- Dust furniture, ceiling fan blades and light fixtures.
- Bleach dingy grout.
- Replace worn throws and rugs.
- Vacuum daily, especially if you have an indoor pet.
- Showcase your bathroom with matching bath towels for Open House.
- Odours are a no-no. Clean and air out any musty smelling areas.
The Importance of Street Appeal
You have worked on presenting the inside of your home to the market. How about the exterior?
Have you thought that if a buyer won’t get out of the car because they don’t like the exterior of your home, you’ll never get them inside?
Make sure your house number can be clearly read.
Mow the lawn and keep the sidewalks cleared.
Paint faded window and door trims.
If you are going to group pots of colour together, make sure they are watered daily. Yellow is known to evoke buying emotions; Marigolds do well here and are inexpensive.
Maintain your trees and shrubs.
We are almost done; what is left is to scrutinise your home. Take a wander outside, approach your front door, stand there and ask yourself, “would I want to go inside, does this house welcome me?” Finally, take the grand tour putting yourself in the buyer’s shoes…
You have de cluttered; so now you can examine carefully how furniture is arranged and move pieces around until it makes sense.
