Periodic Building Inspections

Over the past twelve or so months, we have had several of our Landlords place one or more of their investment properties on the market with us to sell, taking advantage of the massive increases that have taken place over that period, potentially to re-invest when the frenzy eases, and the market quietens.

What has been highlighted and seems to be a trend through so many rental properties being sold is that during the building inspections, several issues have arisen which would not be picked up through our routine quarterly inspections. A building inspection aims to warn you about any significant damage to the building, such as structural damage or major defects that could impact the property's structural integrity and need to be carried out by a professional.

A building inspection undertaken by a qualified inspector well supported by the equipment and knowledge could save you thousands. With this in mind, we urge you to consider a building inspection every 4 – 5 years to ensure issues that may arise during that period are identified in the inspection and are addressed quickly before becoming a significant expense. For example, waterproofing in bathrooms and shower areas seems to be quite common, sagging ceilings, degradation of roofs, general plumbing and drainage, and for the older Queensland cottages, timber that has degraded through dry rot, weather, or ants. Naturally, other areas can go wrong, and all can be revealed through a good build inspection.

For your guidance, an estimate of the costs of a building inspection can be between $450.00 - $750.00, depending on the size of the property, the number of levels, and the estimated time required to undertake the inspection.
